I just closed on the house we are buying in Sammamish today. I wanted to share with you the best experience we've had with a Real Estate Agent in our 15 years of buying and selling many houses. Greg Butler of Coldwell Banker Bain (Kirkland) made our house hunting experience a very positive one. We appreciate his diligent prep work - making our search and tours very pleasant and smooth. Greg's knowledge of the market and pragmatic view of home values has been very helpful in our decision making process. The effort he made in understanding our needs and the analytical approach he used in helping to narrow down our options from the thousands of listings we saw online saved us a lot of time. We had a very broad scope and many variables but Greg perservered. This brief note is intended to endorse the services of Greg Butler and to recommend him to anyone looking to sell or buy property.
This recommendation is based on our recent experience when we sold our house in Kirkland. Starting with the initial meetings to set a value for the house and to plan out a marketing strategy and continuing with the preparation of the house for showing his advice was always to the point and sensitive to our needs. He was able to preposition the house on the market and get the attention of potential clients through other agents in his office, without the need for open houses; to the extent that when we eventually were ready to list and the house went on the MLS we had people standing in line to view the house. The house went on the market on a Friday and by Monday we had 3 offers in hand, all for more than asking price. At this stage, Greg was invaluable in helping us choose the best offer and negotiating a leaseback to best fit our plans. Beyond this he was a great help in the moving process, seeing to tasks like keeping an eye on the work done by the cleaners after we had moved. Throughout the whole process, from first to last, he was uniformly helpful and sensitive to our needs and we would unhesitatingly recommend his services to anyone embarking on either buying or selling a home. As a result of our experience we have not only sold our home, thanks to someone who is very much in touch with the market, but we have made a friend.

Dear Greg
I would just like to thank you for the help and service you provided us in the purchase of our 6th home in 20 years. Over the years, we have had mixed results in working with a variety of professional realtors, but the service you provided us really set the bar in terms of what a realtor should and can do to make a difference for the home buyer.
In the first place, we really appreciated the standards of professionalism in terms of tirelessly previewing properties, actively scanning a wide geographical area for opportunities and comparisons, working with us to refine and enhance our requirements, and finally to select among eligible properties to close on the best home at the time.
What we particularly appreciated was that we never felt pressure to buy, or when engaged in the negotiating process, to do anything that we felt uncomfortable with. This is particularly important when market conditions are fluid, and there is a natural tendency to respond emotionally to the pressure of seller gamesmanship and market hype.
As an attorney, whose conduct is governed by a strict code of ethics and loyalty to clients, I'm very sensitive to pressure and impropriety. In prior dealings with realtors, even among the best, there were generally acts by the real estate agent that were not strictly speaking, unethical by the standards of real estate agents, but were less than candid. When we worked with you, I particularly appreciated the loyalty you showed in zealously representing our interests, and assisting us in finding and closing on the best home for us.
Another point that was particularly helpful is after the sale follow-up to help correct problems in the home that the seller was contractually bound to fix, but has been less than forthcoming in actually fixing. Here, knowing that the agent was prepared to help out after the deal closed was particularly reassuring and indicates the highest level of professionalism that can only come only from a second generation real estate professional and is a tribute to both professional training and a proud family tradition that transcends business and professional ethics.

I wanted to take a minute to let you know how pleased we were with the real estate agent that your referred us to, Greg Butler, with Coldwell Banker Bain Associates in Kirkland, Washington. Greg was a true professional and provided outstanding service during our nearly three month long search for a home. He took the time to gain a detailed understanding of what we were looking for in a home and did a thorough job of researching and previewing properties, providing us with information and insight, not to mention saving us countless hours on touring properties that did not fit our needs. Greg updated us daily on new listings and developments and was always accessible to tour homes or answer questions.
As a hospitality professional, I cannot emphasize enough the importance of customer service and developing relationships and partnerships.
